Payment Due Dates

City of Mississauga 2012 Interim Tax bills for commercial, industrial and multi-residential properties will be mailed out the week of February 6, 2012. If you do not receive a tax bill, please contact the Customer Service Centre at 3-1-1, or if calling outside City limits call 905-615-4311 or via e-mail at tax@mississauga.ca. Please note that failure to receive a tax bill does not exempt you from paying your taxes and the penalties added for late payment.

Commercial, Industrial, and Multi-Residential taxes are payable as follows:

Interim Tax Bill:

  • One instalment due - March 1st, 2012

As a cost saving measure, through the 2007 budget process, Council approved the reduction in the number of instalments to two per year.

The Government of Ontario has made a number of changes to the property assessment system which became effective for the 2009 taxation year.  As of 2009, assessments will be updated every four years and assessment increases will be phased-in over the four year period. Decreases in assessment will be implemented immediately.

Final Tax Bill:

Your final tax bill will be based on your 2012 phased-in assessment value and will reflect any changes in municipal taxes and the education portion of your taxes as well as any capping and clawback adjustments.  The final tax bill for commercial, industrial and multi-residential properties were issued on June 28th, 2011 with a single payment due in August.

  • Final instalment due date to be approved by Council.

The Municipal Property Assessment Corporation (MPAC) is responsible for placing a value on all properties in Ontario. From the information supplied by MPAC, the City of Mississauga calculates the tax amounts and issues the tax bills.
