Payment Due Dates

City of Mississauga 2020 Interim Tax bills for residential properties will be mailed out February 6 and February 7, 2020.  If you do not receive your tax bill, please contact the Customer Service Centre at 3-1-1, or if calling outside the City limits call 905-615-4311 or via e-mail at Please note that failure to receive a tax bill does not exempt you from paying your taxes and the penalties added for late payment.


Interim taxes equal 50 per cent of your previous year's taxes adjusted for any supplementary taxes or cancellations done for a portion of the year as if the additional taxes or cancellation had applied for the entire year.  For accounts that did not exist in the previous year, interim taxes will approximate 50 per cent of a full year's taxes.

Interim instalment due dates are as follows:

March 5, 2020
Second Instalment
April 2, 2020
Third Instalment
May 7, 2020

Property assessments are updated by MPAC every four years. Assessment increases are phased-in over the four year period. Decreases in assessment are implemented immediately.The current four year period covers 2017-2020 with an assessment valuation date of January 1, 2016.  


Your final tax bill will be based on your 2020 phased-in assessment value and will reflect any changes in municipal taxes and the education portion of your taxes.

The Municipal Property Assessment Corporation (MPAC) is responsible for placing a value on all properties in Ontario. From the information supplied by MPAC, the City of Mississauga calculates the tax amounts and issues the tax bills.
