Renoviction by-law review and development

The City of Mississauga is developing a by-law to help protect tenants from unlawful renovictions and to help keep housing affordable.

Overview

An unlawful renoviction is when a landlord misuses the N13 notice process under the Residential Tenancies Act to evict a tenant, claiming that the unit must be empty to be renovated. This can happen when landlords don’t know or refuse to follow the required process, and tenants don’t know their rights.

To address unlawful renovictions, the City is seeking feedback from tenants, landlords and community members to help shape the proposed renoviction-by-law.

Benefits of the renoviction by-law

A renoviction by-law can help protect tenants from unlawful evictions as it can require:

  • Landlords to follow the N13 notice process
  • Landlords to get necessary building permits needed for the renovation from the City
  • Tenants understand their rights, such as their right to move back in after renovations and pay only the rent increase that would’ve been legally allowed before the renovation
