Purchase a tax sale tender package

• You are responsible for conducting a title search at your own expense to find out if there is a mortgage or any liens against the property.
• You cannot get access to view the property through the City.
• Properties are sold “as is,” meaning the City will not make repairs or improvements before or after the tax sale.
• The City will not remove any debris or junk left on the property or cover any of the associated costs.
• The City does not guarantee vacant possession of the property.
• The City does not have information about annual utility costs for any of the properties.
• A property will be removed from the tax sale if the current owner pays the cancellation price before the property is transferred to a successful bidder or vested in the City.
  • A cancellation price is the total amount owed for unpaid taxes on the property. This can include tax arrears, current property taxes, interest, penalties and any reasonable costs incurred by the City after a Tax Arrears Certificate is registered under section 371 of the Municipal Act, 2001.

• You may bid on more than one property.
• Tender package documents can be purchased online for a non-refundable fee of $30 plus HST for any individual advertised property.
  • Alternatively, you can find a blank Form 7 (Tender to Purchase) under Ontario Regulation 181/03.
• You must provide at least 20% of the tender amount with a completed form in a sealed envelope.
• You must make the payment payable to The Corporation of the City of Mississauga.
• On the sealed envelope that should be dropped off at City Hall, make sure to write the property you are bidding for in the subject line and address it like how it is shown in the following example:
  • RE: TAX SALE – 123 Abc Street, Mississauga (this address is an example)

• If you bid on more than one property, you must submit the bids in separate envelopes for each property. Combined bids in one envelope will be rejected.
• If you are not the highest bidder, you will receive your deposit cheque back by registered mail after the property tax sale event.
• If the highest bidder does not follow through, the City will offer the property to the second-highest qualified bidder.

• You will receive a notification by registered mail within one week after the property tax sale event.
• If you want a family member or lawyer to get the notification instead, you must provide a Letter of Authorization that includes the following by emailing collections@mississauga.ca or placing it in the drop box outside City Hall at the north entrance:
  • Property details (address or roll number)
  • Name of the person being authorized
  • Tenderer’s signature
• You must pay the balance due within 14 calendar days of the notice.
• You must make the payment payable to The Corporation of the City of Mississauga.
• You may submit the tender funds through someone who is properly authorized to do so.
• The City does not have or provide keys to the property.
• You are responsible for additional taxes, charges, penalties, and interest that may be owed after the property is advertised for sale, as well as land transfer taxes, registration fees, and HST (if applicable).
• You are responsible for any mortgages or liens on the property.
