A major transit station area (MTSA) is the land within a 500 to 800 metre radius (approximately 10-minute walk) of a transit stop or station. These areas can support more homes, jobs, shops and services due to their proximity to transit.
Mississauga has more than 60 MTSAs. Not all of them will develop in the same way. Some areas will accommodate taller buildings and significant growth. Others will experience more modest change based on local conditions and available development opportunities.
The Mississauga Official Plan 2051 describes planning transit communities with a description of each MTSA in the Transit Communities section.
The City has also updated its Zoning By-law to pre-zone 35 MTSAs in areas along parts of the Hazel McCallion Line, Dundas Bus Rapid Transit (BRT), Lakeshore BRT, Mississauga Transitway and Clarkson and Malton GO stations.
Pre-zoning sets clear rules in advance for what can be built in each area, including building heights and density. It streamlines the development process by providing certainty and removing planning hurdles.
Over time, new development in these areas could support approximately 227,000 residents and 47,000 jobs.
