Gross Floor Area (GFA) means the sum of the areas of each storey of a building, structure or part thereof, above or below established grade, excluding storage below established grade and a parking structure above or below established grade, measured from the exterior of outside walls, or from the mid-point of common walls.
There are different types of GFA:
- Apartment Dwelling
- Infill Residential

Gross floor area is used for multiple purposes such as but not limited to determining parking requirements, compliance with maximum GFA, determining development charges, etc.

You may also be asked to provide a copy of red-lined floor plans showings the deducted areas which will be used to verify the GFA figures provided.
