Last week, the City of Mississauga issued the 2025 final property tax bills along with the Mayor’s residential and commercial tax newsletters. This is the second of two tax bills sent to property owners annually. Be sure to pay your tax bill before your due dates, which are July 3, August 7 and September 4 for residential properties, and August 7 for non-residential properties.
Wondering why your taxes are so high? It’s important to understand where the 9.2 per cent increase is coming from. This increase is because of a historic 4.6 per cent rise in the Peel Regional Police Budget, which is part of the overall 5.9 per cent increase from Peel Region’s portion of your tax bill.
The City is committed to a budget that respects your hard-earned dollars and is advocating for equitable and fair distribution of costs related to Regional services.

Payments can be made using one of the following convenient options:
Timely payments are important because more than one-third of every property tax dollar collected pays for 200 services that the community relies on. These important services include recreation programs, buses, libraries, spray pads, events, parks and roads maintenance, emergency support services and much more. The remaining two-thirds of the money collected through property taxes funds educational services and regional services such as housing supports, paramedics, police, public health and others.

Property tax payment due dates are hard deadlines approved by City Council. Even in the case of external factors such as a postal strike, payments must be made in time to avoid a late payment fee.
If you have not received your property tax bill, you can view your billing information, instalment amounts, and account balances online at View property tax information.
Tax rebates are available for low-income seniors (65+ years) or low-income persons with disabilities who own and have lived in their own home for at least one year and meet other eligibility criteria. Apply by December 31 using the online form on the Tax assistance for residents page.
