Parking for non-residential uses

The Zoning By-law has regulations for parking areas that cover things like minimum dimensions, required number of parking spaces, surface treatment and other restrictions.

Check these regulations in Part 3 – Parking, loading and stacking lane regulations of the Zoning By-law.

The zoning of your property might have additional regulations for parking. Review Part 3, and then check the zoning regulations for your property using the find property information tool.

If something in Part 3 conflicts with the zoning regulations for your property, follow the zoning regulations.

Number of parking spaces

In addition to regular parking spots, a minimum number of spaces may be required for accessible parking and loading spaces. These requirements vary, depending on the use. The property must accommodate parking for all businesses located on the premises.

Parking compliance is determined through a Zoning Certificate of Occupancy or a building permit for additions or new buildings.

You don’t need a building permit to add additional parking spaces however additional approvals may be required. Please contact Transportation and Works to review your proposal.

Parking space area

The location of all parking spots and loading spaces must be clearly marked on the pavement with permanent lines and painted markings.

Typical parking spaces require a minimum area of 2.6 metres wide and 5.2 metres long. This excludes aisles or driveways. Aisles must be a minimum of 7 metres wide. Check illustration number 8 and of the Zoning By-law.

Accessible parking spaces have different area requirements. Check illustration number 15 and of the Zoning By-law.

Different parking configurations, like angled, parallel or tandem parking have different area requirements. Check of the Zoning By-law.
